As of 1 January 2026, the obligation to register lease agreements in the HMS Rent register (Leiguskrá HMS) will apply to all parties who rent out residential housing.

Lease agreements that have been made on paper and are currently valid cannot be registered through Ísland.is. A copy of the agreement must be sent to hms@hms.is with a request for registration.

Create and register a lease in the HMS Rent Register

In addition to HMS, several service providers offer electronic lease agreement creation and registration in the HMS Rent Register. These providers, listed in alphabetical order, are:

  • Advania – S5 Leigukerfi

  • Myigloo / Leiguskjól

  • OneSystems

  • Wise lausnir ehf.

Once all parties have signed the lease agreement, it is automatically registered in the HMS Rent Register.

A landlord may authorize an agent to sign the agreement on their behalf, for example if the landlord resides abroad, is absent due to long-term illness, or in the case of an estate of a deceased person.

Costs

Electronic lease agreements are free of charge for both the tenant and the landlord, unless the landlord chooses to purchase services from a service provider, in which case the landlord bears the cost.

Rental agreement on paper

It is possible to submit a signed paper rental agreement for registration in the HMS Rent Register by emailing it to hms@hms.is. HMS charges a service fee in accordance with its fee schedule for manual registration of a paper rental agreement 2.700 ISK in the Rent Register and for providing copies of tenancy agreements 864 ISK. An invoice is created in the online banking account of the party submitting the agreement, and the agreement is registered once the fee has been paid.

Good to keep in mind

  • All parties to the rental agreement must either sign it by hand or sign it electronically.

  • If the agreement is signed by hand, it must be witnessed by two witnesses.

  • The agreement must state the main findings of the condition inspection of the rented property and fire safety in place.

  • The agreement is registered in the HMS Rent Register once all conditions are met and the registration fee has been paid.

  • Please note that it may take up to one week for a paper agreement to be registered in the HMS Rent Register after payment has been received.

  • If HMS has comments regarding the submitted rental agreement—if it is not correctly completed or if information is missing—the agreement cannot be registered. In such cases, HMS will contact the submitting party by email or telephone.
