Condition inspection
It is necessary to record the results of a condition inspection at the beginning and at the end of the lease agreement. This protects both parties with regard to the condition of the property.
If either party requests that an independent inspector conduct the inspection, that request must be honored, and the cost shall then be shared equally between both parties.
It can be very helpful to take photographs before and after the lease period.
Fire safety
There must be at least one functioning smoke detector for every 80 square meters.
At least one fire extinguisher must be provided; two are required if the rented premises include, for example, an apartment and a garage. In that case, one must be located in the apartment and one in the garage.
Escape routes must be clearly easily accessible. A balcony door may serve as an escape route if appropriate.
