Condition inspection

• It is necessary to record the results of a condition inspection at the beginning and at the end of the lease agreement. This protects both parties with regard to the condition of the property.

• If either party requests that an independent inspector conduct the inspection, that request must be honored, and the cost shall then be shared equally between both parties.

• It can be very helpful to take photographs before and after the lease period.

Fire safety

• There must be at least one functioning smoke detector for every 80 square meters.

• At least one fire extinguisher must be provided; two are required if the rented premises include, for example, an apartment and a garage. In that case, one must be located in the apartment and one in the garage.

• Escape routes must be clearly easily accessible. A balcony door may serve as an escape route if appropriate.
