Condition inspection
It is essential to document the results of a condition inspection both at the beginning and end of the lease.
This protects both parties by providing a clear record of the property’s condition.If either party requests that an independent inspector conduct the inspection, that request must be honored, and the cost shall be shared equally between the tenant and the landlord.
It is highly recommended to take photos before and after the lease period as additional documentation.
Fire safety
There must be at least one functioning smoke detector per 80 square meters.
One fire extinguisher must be available; two are required if, for example, the rental includes both an apartment and a garage, one must be located in each.
Escape routes must be clear and easily accessible. A balcony door may serve as an escape route if appropriate.
