Condition inspection

  • It is essential to document the results of a condition inspection both at the beginning and end of the lease.
    This protects both parties by providing a clear record of the property’s condition.

  • If either party requests that an independent inspector conduct the inspection, that request must be honored, and the cost shall be shared equally between the tenant and the landlord.

  • It is highly recommended to take photos before and after the lease period as additional documentation.

Fire safety

  • There must be at least one functioning smoke detector per 80 square meters.

  • One fire extinguisher must be available; two are required if, for example, the rental includes both an apartment and a garage, one must be located in each.

  • Escape routes must be clear and easily accessible. A balcony door may serve as an escape route if appropriate.
