Information for those that plan to sell their property to Thorkatla

5th April 2024

There has been some misunderstanding in regard to damage claims on properties that owners plan to sell to Thorkatla. For clarification NTI has confirmed the following:

Thorkatla

  1. The role of the inpectors who go on behalf of Thorkatla to inspect the properties that will be sold by the current owners, is to confirm that all the collateral for the property is in place and that its completion is in accordance with what generally happens in real estate transactions. If it turns out that there is damage to the property that has not been included in NTÍ's damage assessment, it is an independent claim between Thorkatla as the new owner and NTÍ as the building's insurer. Thorkatla will NOT have a compensation claim against the sellers for such damages.

  2. Sellers do NOT need to have completed repairs to damages that have been assessed by NTÍ before the sale, but if damage compensation has been paid out before the sale takes place, then the value of the damage compensation is deducted from the sale price of the house. If NTÍ has not paid compensation to the seller of the property, the right to compensation is transferred to Thorkatla.
